First-home buyers jostle for Windsor unit with rare feature at auction

Three first-time buyers, including one bidding from Sydney via phone, all competed to buy a Windsor ex-investment unit with a rare feature, which sold for $786,000 at auction on Saturday.

The two-bedroom apartment at 19/40 High Street was nearly 25 years old, and had two bathrooms and two car spaces.

The Agency selling agent Michael Wood listed the home for sale with a single price of $740,000, and said it was uncommon for apartments to have more than one car space.

“It’s a small boutique block of 21 apartments, and it’s a very good position there on High Street, only a few hundred metres from Chapel Street,” he said. “The owners’ corporation fees were very reasonable, being an older block, so that was very attractive for buyers.”

Wood said the auction began with a genuine bid of $700,000, and that the reserve was set at $750,000.

The home was listed with a single price because the vendor rejected an offer of $740,000 during the campaign. There is no legal requirement for a reserve to be within the price range or in line with the listed price.

Wood said the winning buyer was a young professional, who outbid two couples of the same demographic, one of them planning to move from Sydney.

“[The bidding] was pretty strong, it was strong up until about $770,000,” he said. “The buyer who bought it was bidding really strongly and the other bidder was fading out.”

It was one of 542 auctions scheduled for Melbourne on Saturday.

In South Kingsville, a townhouse sold after it passed in above its quoted price range.

The three-bedroom home at 140 Blackshaws Road had a recent renovation, and had a unique feel, Jas Stephens listing agent Taylor Romao said.

He advertised the home with a quoted price range of $900,000 to $950,000. The reserve was not disclosed.

Romao said the auction was slow, and began with a vendor bid at the bottom of the range.

“The auction itself was like pulling teeth.,” he said. “We had three first home buyers … I ended up passing it in at $975,000, and I was able to negotiate it up to $990,000, and we ended up getting it sold.”

He said the buyers liked the home’s modern style.

“This renovation had character, [the vendors] did it themselves, they just needed to upsize for the growing family.

“It was on the corner, and it was a bit larger than your stock standard townhouse. It had space internally and externally.”
