Not a typo: Swimming pool for sale for $4.2 million to $4.6 million

A pool on a block of land in the Byron Bay hinterland has splashed onto the market with a price guide of a cool $4.2 million to $4.6 million.

The top of the price guide is nearly four times the median house price across Australia’s capital cities of $1,207,857, on Domain data.

The pool at 126 Old Byron Bay Road in Newrybar is next to a palm tree on a block of 7985 square metres. There is no house.

“The owner demolished the old house but left the pool,” selling agent Tara Torkkola of First National Byron said.

“He thought, why get rid of the pool when he didn’t know how long it would take to build a house, but obviously, he’s selling now. Why not have a beautiful pool while you’re doing your build?”

Records show the property last sold for $1.35 million in 2007.

Newrybar is a village between Lennox Head and Byron Bay. The pool is on an elevated parcel of land and offers ocean views from Broken Head to Lennox Point as well as the Ballina coastline.

The block of land is described on the listing as a “perfect canvas to create a luxury home of the highest calibre.”

Torkkola and co-agent Sally Green have received enquiries from around the world.

“It’s just waiting for someone’s dream home and has sparked people’s creative side of what they would want to do with the land,” Torkkola said.

“There’s room for a tennis court, or you could build a two-storey house, which would only make the views even better.”

There weren’t enough sales in Newrybar over the past 12 months for Domain to obtain a median house price. However, it is in the Ballina council area, which has a median house price of $1,079,500.

Torkkola said it’s common for some properties nearby the pool to sell for $10 million-plus.

“In that area along that ridgeline, a beautifully built home isn’t going to sell for less than $10 million on that eastern side,” she said.

“Sales go up to $27 million for properties without ocean views in the hinterland.”
