A man has died and a woman is fighting for her life after a major unit fire near Brisbane’s CBD.
Emergency services were called to a unit complex on Water Street in Spring Hill about 3am this morning, with fire crews arriving at 3.05am.
A 47-year-old man with life-threatening burns was treated at the scene before being taken to the Royal Brisbane and Women’s Hospital, where he was later pronounced dead.

A 19-year-old woman with serious burns was taken to the same hospital in a potentially life-threatening condition.
A 55-year-old man with minor burns was taken to the Princess Alexandra Hospital in a stable condition.
Witnesses said neighbours went to assist the people inside the top-floor apartment, one of whom ran to the shower of a downstairs unit.

Seven fire crews, including specialist breathing apparatus teams, attended the fire, which was under control by 3.25am.
Crews stayed at the scene until 5.30am, when they handed it over to police.
Investigators could be seen photographing a charred electric scooter that had been taken out of the complex in a wheelie bin on Tuesday morning.
Residents at the scene said the complex was public housing.

Shelley Starling, who lives behind the unit complex on a side street, said she heard a scream in the night and an explosion of glass.
“It was just screaming, screaming, screaming,” she said.
The car park behind the complex is covered in shards of glass.
An investigation is continuing, but police do not think the fire was suspicious.
