Tower inspired by river to include one of Brisbane’s ‘most luxurious penthouses’

A new tower inspired by ripples on the Brisbane River will have “one of the most luxurious” penthouses ever built in the city, according to developer Graya.

Dubbed Silk, the building at 16-18 Sandford Street in St Lucia will comprise 22 residences across 15 levels.

Graya says apartments will have the size and privacy of freestanding houses, with downsizers “transitioning from high-value homes” identified as the target market.

But the plan has attracted a backlash from some neighbours, who believe the structure is too large, will block out light and disrupt the street.

A communal rooftop with an outdoor barbecue and dining area, pools, spa and a yoga space is promised. An indoor gym, outdoor seating, a terrace and firepit would feature on the ground floor.

There would be eight two-bedroom units and 14 three-bedroom units, each with its own balcony.

Graya could not confirm reports that the penthouse would be priced at about $20 million.

A spokesperson told this masthead: “I can say it will be one of the most luxurious, expansive [and] sought-after penthouse products that Brisbane has ever seen.”

According to a development application lodged with Brisbane City Council, the rippled facade was inspired by “the movement of water from the Brisbane River”.

The 810-square-metre block was bought by Graya in February for $17 million. It looks directly over the water towards Orleigh Park in West End.

“This site represents one of the last remaining absolute riverfront positions in St Lucia,” the Graya spokesperson said.

“Opportunities with this combination of river frontage, aspect and outlook are becoming increasingly rare, which was a key driver behind securing the site.”

Construction would start this year, with completion expected in 2028.

In submissions lodged with the council, some neighbours said the planned building was too big, with the elevated entrance making it taller than most 15-storey towers.

They also said it would unreasonably block out light, and the street would be disrupted by construction.

“I have particularly appreciated the morning sun coming through our northeasterly facing windows and the breezes that regularly provide relief from the heat on summer afternoons,” one said.

“I am very concerned that the proposed development will have a negative impact on both the morning sun and the breezes.”

Another added: “The proposed building is billed as luxury apartments.

“In a time of housing shortage, shouldn’t time and resources be given to building more affordable housing instead of tying up workers and supplies for more luxury builds?”
