Tallest tower outside CBD approved for construction at 205 metres

Brisbane’s skyline is set to be reshaped, with construction of three huge new towers in South Brisbane given the go ahead.

The largest of the trio is set to be taller than any existing building outside the CBD, and the seventh-biggest in the city outright.

Covering 7300 square metres, the sprawling development will include 678 apartments, 216 hotel rooms, more than 2000 square metres of retail space and public gardens with an amphitheatre.

Two heritage-listed buildings – the former Bonds Sweet Factory, currently an EF International Language campus and Malouf’s Fruit Shop, currently the West End Garden restaurant – are on the block, which also backs onto the Expo ’88 Skyneedle.

A 205-metre 50-storey tower, 144.8-metre 40-storey tower, and 94.2-metre 24-storey tower are planned, fronting Manning, Melbourne and Edmondstone streets near Musgrave Park.

Across its hotel and private areas, the development will include several pools, a commercial gym, restaurants, a bar, private dining rooms, outdoor barbeque areas, function rooms and underground parking.

The two historic buildings will be preserved, and converted into retail and hospitality venues according to a plan by developer Aria shared with this masthead.

“The site is one of the last underdeveloped lots on the southern side of Melbourne Street,” the document said.

“This status provides a final opportunity to shape the character [of the strip].”

It is one of several projects already approved under new height limits for South Brisbane.

Some residents pushed back against the plans during the approval process.

“The tower will destroy the vibe of the area and will cause further congestion,” one public submission said.

“This tower is ridiculously high and [not] the type of building Brisbane needs or wants.”

State member for South Brisbane, Dr Barbara O’Shea, also lodged a letter to Brisbane City Council expressing concerns of some of her constituents.

Others said critics were “NIMBYs,” and the project would deliver much-needed housing supply to the inner-city.

Construction of a 145-metre build-to-rent tower began last month at 10 Cordelia Street just over 150 metres away, highlighting the rapid development of the area directly opposite the CBD.

The 1822-square-metre site had previously been occupied by medical tech and software company Akunah.

Work on that building is expected to take about 2½ years, with completion likely in early-to-mid 2028.
