Most Australians are grappling with cost of living pressures, but for Sydney’s elite it seems their reality is different, after they splashed as much as $80 million apiece on trophy homes this year.
Vaucluse and Rose Bay took centre stage, however, Barangaroo, Mosman and Darlinghurst also shone bright. Here are Sydney’s top 12 sales of 2025, totalling about $645 million.

Rose Bay, $80 million-plus
Property developer Orazio Camuglia and his wife Yolanda sold their Rose Bay mansion for more than $80 million in October, surpassing the $54.6 million suburb record.
The home consists of three separate residences with a total of eight bedrooms, 10 bathrooms and four car spaces, set on 1138 square metres. There’s a pool, gym and sauna.

Forbes Global Properties’ Ken Jacobs, who held the listing alongside Hui Xu, confirmed the sale but declined to comment on the exact price or buyer. The exact sum and buyer’s identity will be revealed at settlement.
Crown penthouse, circa $80 million
The two-storey penthouse at Crown Residences is widely tipped to have sold for about $80 million to accountant Lawrence and Sylvia Myers.

Lawrence, better known as James Packer’s lieutenant, also listed his Rose Bay home for $90 million-plus through Steven Chen of The Agency and Pillinger’s Brad Pillinger.
The penthouse is reported to have sold through Chen and Luke Hayes of Colliers, who both declined to comment.
Vaucluse, $60 million-plus
The deceased estate of Alex and Magda Moss, a five-bedroom, six-bathroom mansion with harbour views in Vaucluse, sold for more than $60 million, local sources said.

The Moss family were directors of a list of companies including Ladies Choice from the mid-1960s to 1990.
The buyer will be revealed at settlement and will be in proximity to the Triguboff family who have a growing stake in the suburb, as well as Menulog’s co-founder Leon Kamenev.
It sold through Elliott Placks of Ray White Double Bay who declined to comment.
Bellevue Hill, $59 million
Gretel Packer paid $59 million for a property next door to her Bellevue Hill home, settlement documents revealed.

The billionaire daughter of late media tycoon Kerry Packer bought the estate of her late neighbour, Graham Nock, of the Nock and Kirby hardware family, in an off-market deal.

It consists of a pink fixer-upper and an enclosed pool on about 1435 square metres and an adjacent vacant block of 1188 square metres.
Packer shares a fence with the property, having paid $11.25 million in 2000 for an Edwardian residence from investor David Archer and his wife Vicki.
Ken Jacobs of Forbes Global Properties sold the estate to Packer but declined to comment.
Vaucluse, circa $56 million
The long-time Vaucluse home of renowned philanthropist Isaac Wakil and his late wife, Susan, sold for about $56 million, according to local sources.

The five-bedroom, five-bathroom house was bought by the Wakils for £17,000 in 1959.
A local family with plans to rebuild bought the property, and buyers’ agent Simon Cohen of Cohen Handler is believed to have represented them. He declined to comment when contacted.
It sold through Riki Tawhara and Elliott Placks of Ray White Double Bay.
Point Piper, $55 million
Rag traders Stephen and Pamela Leibowitz sold their Point Piper mansion for $55 million, local sources said.

The Leibowitzes purchased it for $12 million in 2004 from James Packer’s close friend and once right-hand man Ben Tilley.
It sold through Elliott Placks and Adam Reichman of Ray White Double Bay, and Michael Pallier of Sydney Sotheby’s International Realty.
Rose Bay, $54.6 million
The owner of Indulgence magazine, Linge Dai, bought a Rose Bay mansion for a suburb record-breaking $54.6 million in February.

But the media proprietor has already relisted it with a price guide of $59 million. Stamp duty, it seems, is no object.
Dai purchased the five-bedroom, six-bathroom harbourfront property from recycled shopping bag tycoon Frank Qiang Geng and Juanjuan Zhao.

Dai and his family are relocating after their child achieved success in tennis. They have purchased a new residence with a private tennis court to support their training and lifestyle.
Pillinger’s Brad Pillinger and Sotheby’s Michael Pallier sold the home in February, and it’s now listed with Monika Tu and Jad Khattar of Black Diamondz Property Concierge.
Mosman, circa $50 million
The palatial home owned by the Balnaves philanthropic family sold for about $50 million, making it both a suburb record and north shore record.

It sold towards the top end of the $45 million to $50 million guide, according to local sources. Michael Coombs and Adrian Bridges of Atlas Lower North Shore declined to comment on the sale price or buyer, but did confirm the sale.

The six-bedroom, seven-bathroom property has a wet-edge pool, a spa, gym and steam room.
Mosman, $43.5 million
Also in Mosman, a waterfront mansion sold for $43.5 million in an off-market deal.
Settlement documents revealed Castlecrag locals Louise Grinham and her fund manager husband, Richard, to be the cash buyers of the Virgona family’s estate.

Glenn Curran of The Agency and Guido Scatizzi of BresicWhitney declined to comment on the identity of the buyers, citing a confidentiality agreement.
Kirribilli, $41 million
Former MCoBeauty director Anthony Sullivan bought a waterfront home in Kirribilli for $41 million in cash, smashing the suburb record by more than double.
The 49-year-old was, until January, a director of the wildly successful beauty brand that his former wife, entrepreneur Shelley Sullivan, created in 2020.
The deal was struck by Ken Jacobs and Martin Ross of Forbes Global Properties.
Iona mansion, $37.5 million
Iona in Darlinghurst changed hands and a well-placed source not authorised to comment publicly pinned Bryant Stokes, the son of billionaire Kerry Stokes, and his wife Dominique, as the buyers.

Harriet France of Sydney Sotheby’s International Realty sold the home for a Darlinghurst suburb record of $37.5 million alongside Clint Ballard and Maclay Longhurst, who all declined to comment on the buyer’s identity.
Drummoyne, $28.95 million
Business owners Ralph and Maria Mesiti, who have listed a landmark Arnott’s estate in Strathfield on about 4500 square metres for $20 million-plus, downsized to a house in Drummoyne, settlement documents revealed.
