Construction of waterfront apartment block begins as new renders revealed

Construction of a new waterfront luxury apartment building has begun in the inner-city, right next to one of Brisbane’s biggest development projects.

The five-storey complex at 3 Byron Street in Bulimba will comprise 15 homes sitting over the river, with an infinity pool, spa, private lifts, courtyards and rooftop terraces.

All will have four- or five-bedrooms, and two penthouses are listed for sale on the top floor.

More than a half-a-dozen workers were moving earth on Wednesday at the site, which is right next to the Apollo Road ferry terminal.

It is one of many major developments along the strip, and adjacent to the vast Bulimba Barracks, which is also being converted for construction of major retail and hospitality venues.

The 3 Byron Street address was previously part of the Watts & Wright boatyard, and developer Spyre says it has taken inspiration from that history – both in the name and design.

“One of the elements we’re most proud of is the way every detail has been guided by a legacy of refined craftsmanship,” design director Kent Pinel said in a statement.

Apartment prices will start from about $2.6 million. Total construction costs are listed online at about $26,000,000.

Construction is due to take about 18 months, with completion planned by April 2027.

Brisbane-based construction company Formplus was announced as the builder this week, as the developer released new digital renders of the interior.

Cavill Architects designed the exterior, and Spyre did all the interior design work itself.
